As we head towards Christmas and the end of the year we thought we would update you with recent news on us and on the charities we support. Cooke Curtis & Co has been recognised as the Best Estate Agent in the country by The Best Estate Agents Guide.
The result of a detailed analysis of over 15,000 agents.

It is the largest analysis of Estate Agents and the Gold Winners represent the top 5% in the country. This includes our hard working lettings team.
Talking of awards our Lettings Team who are multi award winning, were also awarded British Property Awards 2021 - 2022 - Gold Winner - Best Letting Agent for customer service and quality of marketing.

The Best Estate Agents Guide assessment is carried out over six months where 25 million leads are assessed along with 3 billion data points, so it's incredibly thorough.
What they look closely at is the quality and results of our property marketing, they undertake mystery shopper exercises and web enquiries assess an agent's “likeability & trust”, how knowledgeable, informative and responsive they are.
And finally agents own websites are subjected to a 36 point assessment which explores marketing and customer service.

Arthur Rank Christmas Tree Recycling Scheme
 
It is back and bigger than ever. Covering even more postcodes this year in an attempt to beat last year's record of collecting over 2,900 trees and raising over £54,000 for this wonderful charity and hospice.

Helping make a difference – The New Meaning Foundation
I came across the New Meaning Foundation by chance when I was on LinkedIn and saw a post about Space Homes created by NMF. It seemed such a fantastic idea so I immediately made contact and visited their construction site to hear more about what they do and the positive impact they have in the local community.
We pledged to help the charity, helping pay a salary for one of their trainee team. Below is a post from the New Meaning Foundation where you will learn a little more about what they do. Do explore their site too when you have a moment.
 
 
Looking to move in 2022?
 
Historically most clients placed their properties on the market early spring but times have changed. Typically there are a consistent level of buyers looking for a new home irrespective of the time of year.

So rather than place your property for sale at the same time as everyone else, our advice is to get a head start on everyone else and sell early in the New Year. This is something we have advocated for many years.
You will have a more captive audience. This will result in you selling ahead of your 'competition' and being in a position to buy before them. While you are having your offer accepted they will only just be uploading their property to Rightmove or wherever they place their properties.

Always sell first and stay ahead of the competition. The earlier you start the process the best price you will secure.

Rushing a sale rarely gets the best price. 
 
Prepare to sell…
Very few people live in show home conditions but preparing your property to be photographed to sell or let, is one of the most effective measures you can take to secure a great result.
We will guide you through what is important to do room by room from hiding your clutter to cleaning and even redecoration. And don’t forget the outside.
Mow the lawn, jet wash the drive and clean the windows. It sounds like common sense but we often miss things we see every day.
This focus is very important.
Make sure everything works. A stuck front door, or bulbs that need changing doesn’t give a good first impression.

Another useful thing to do is to instruct your solicitor as soon as you can. Weeks if not months can be lost if you fail to engage your Solicitor promptly, and this is frustrating for everyone involved. If you are serious about moving, choose your solicitor, appoint and have all paperwork ready to send out as soon as a sale is agreed.

We are all feeling the pinch right now but there are some of us feeling it a little more and we would like to see if there is a way we can help in some small way.

National Statistics tell us it takes over six months from placing your property on the market to the day you complete. So if you leave your preparation until the spring, when most clients start surfacing from hibernation, you won’t be moving until October 2024 at the earliest!

To have sold (stc) 50 properties in a short month and in February is no mean feat. It is important to know that this is considerably more than any other estate agent in Cambridge. Humility is overrated ;-)

The portal became the agent's way of property matching and creating viewings and an entire skill set was lost in a generation. But if you sit back and wait to receive an alert from them, you may be too late.
